200 for one tire isn't as bad as $1000 for a new set of 4

Count your blessings it didn't damage the rim too.

You can check with the sponsors to see if you can get a better deal for the same tire.

With only 11k you should be fine buying only one tire, if you need too. I would suggest just dropping into a couple of corner shops and get their opinion ONLY. If they concur with the original prognosis, then replace it....Don't go cheeping out on a tire issue, for safety sake.

There's not a lot of listings on the market, but don't kid yourself that there's high demand. Actual sales are at relatively low levels right now, and prices are still going up because of the people desperate to buy whatever the cost.

Here is the scorecard for detached houses in 416. Sales of 628 for the last two weeks came in 11% higher than last April, which was 10.8% lower than in 2012, which was 3.9% less than in 2011. So, this April fewer detached homes were sold than in 2010, 2011 or 2012.

Quick summary: sales are back below 2010 levels for detached 416 homes, and prices have risen since then by 50.1%. Nice news if you own one (but only if you sell and crystallize the capital gain), but it all boils down to a single word: risk.

Given the current mortgage rules, people are brushing up against the limit of what they can borrow with their average downpayment while still staying below the $1M limit necessary to get mortgage insurance (if the downpayment is under 20%). So even if there isn't a crash, logically prices can't rise like this forever.

At the same time, stuff over $1M is sitting months on the market, it's only the $500k-1M which is selling "above asking" quickly at the moment. It is people desperate to buy who are ignoring the craziness of the market.

If it's not your first house you should have it

To make the mortgage more reasonable you're going to want to put down $400 - $500K deposit

That's why you start with a cheaper home/condo/townhome until you have have the equity to put 20% down. Do it a 2-3 times and you have it. Anyway that's what a few of my friends did and I am working on.
Just an idea.
