Hi Guys,

So I'm terminating my condo unit rent after 3 years, and wonder how much it needs to be clean for the viewing for other people.

My landlord is bitching about the boxes that I have so that I can start packing my book/kitchen stuff, which are stored in the den, saying those are unacceptable? pics to follow

so how clean does it need to be? I've seen other condos for rental, but I think it is pretty acceptable. I'm leaving end of this month.

Things should be clearly laid out in your rental/lease agreement. Sounds like your landlord is being an ass to me.

I've been a landlord for over 15 years now, three rentals at one point but down to just one right now. You could fill the place top to bottom with boxes if you wanted to as far as I understand it in BC, as long as their isn't health and safety or by law issues from filth a landlord can't tell you how clean to live. At the end when you move out, you and the landlord should do a walk through of the place when it's empty to asses for cleanliness or damage based on/against a written copy of the inspection that was made when you moved in.

Check out your lease agreement to see if there is anything written about cleanliness.

I do move out inspections for my company and this is acceptable. I have walked into disasters though, so this is really clean compared to some units.
As long as there is no health and safety concerns, they can't do anything about the tenants contents. I would tell the landlord to take a hike in a polite way lol.

That's nothing. You should see how some people live! Looks plenty clean to me.

Check out the lease agreement you signed initially, but when in doubt check what the TREB says. A lot of the items written in the least agreement are for understanding purposes only. When in doubt, the TREB will super-seed many of them.

I don't think you need to clean it for viewing...unless of course your landlord specifically mentioned something in the lease, but if he/she isn't specific, then it is up to you two to come to an agreement.

BUT after you move out, see if your landlord sends you a bill for any damages. He shouldn't expect you to repair things to brand new condition, reasonable wear and tare items (stove top, floor, etc) shouldn't be on that list. Also, if you can prove that the unit wasn't clean when you moved in, you shouldn't even need to clean the unit before you leave.
